Over the weekend, Seeff Properties Botswana, a renowned estate
agency had an open day as an appointed agent of Serite Estate. I had the pleasure
of having a quick interview with the director of Seeff Properties Botswana, Kim
Bekker about what Serite estate and Seeff properties have to offer.
Just on the edge of Gaborone, Serite Estate is located in
Mmopane along the Gaborone-Molepolole road. Serite
Estate was conceptualized by Babereki Investments, the business arm of Botswana
Public Employees Union (BOPEU) in partnership with International Housing
Solutions. The intention of this development was to provide affordable luxury
housing for their members so they can own property by the time they retire. This
is not to say the property is exclusively for BOPEU members.
CONVENIENCE REDE FINED
The estate sits conveniently
right next to Bokamoso private hospital in a seemingly booming neighborhood. In
addition to the estate’s convenient location next to a hospital, it is also just
a 2minutes drive or walk to an Engene filling station and Mmopane Highway Spar.
Mmopane Primary school is also a walking distance from the estate making it convenient
for buyers with primary school age children. Serite Estate boasts 240 units which
are paraplegic friendly, a preschool within the estate, common pool, a beach
volleyball court and a large play area for children. The Estate is Green H
certified, which is a big appeal to eco-conscious buyers.
Being developed by IHS, who already have a number of
complexes they built in the Gaborone area, there was no compromise when it
came to security at Serite Estate. There’s manned security at the entrance and
there will possibly be biometric security once the complex is occupied. Serite
Estate is such a great investment that some of their units were sold out off
plan. The beautiful 2 bedroom units contain
an open plan living area, with a fitted kitchen and fitted bedrooms. The whole
unit is completely tiled, and the kitchen and bathroom also have wall
tiles. In addition, the kitchen design thoughtfully
accounted for a washing machine spot.
WHAT’S THE PRICE
TAG?
The units at Serite estate are selling at a once in a life
time price of P719, 999. Buyers have the option of renting out their units
which could start at reasonable price of P5000 per month, inclusive of levies. At
this rate, the owner would be generating an annual rental income of approximately
P60 000. That’s a return on investment of 8.33% where a healthy ROI is between
5% to 10%. Of course these are basic estimations. Your bank/financier would give more precise
and detailed information.
None the less, the trend of gated estates is growing in Gaborone
and it seems like a fairly odd thing to most of us. Either way, it seems like a
very convenient way to live. It limits your exposure to security issues and subsequently
you do not only purchase your unit but the lifestyle that comes with it. As Kim
Bekker said, “community living is going to become more of a reality for people
particularly living in the major centers like Gaborone, Francistown and
Maun. It makes entry level home ownership more affordable”.
